The Family Home Guarantee is an exceptional opportunity for eligible single parents to achieve homeownership with as little as a 2% deposit. Designed for parents with at least one dependent child, this government initiative supports both first-time buyers and previous homeowners who don’t currently own property.

The Australian Government has extended the Family Home Guarantee through June 30, 2025, with 10,000 places available. For the 2024-2025 financial year, there are 5,000 spots allocated specifically for eligible single parents.

How it Works

Typically, homebuyers with less than a 20% deposit must pay Lenders Mortgage Insurance (LMI), which can add thousands to your costs. Through the Family Home Guarantee, the National Housing Finance and Investment Corporation (NHFIC) guarantees up to 18% of your home loan from a participating lender, allowing you to:

 

  • Purchase with just a 2% deposit
  • Avoid costly LMI payments
  • Enter the property market years sooner
  • Build equity instead of paying rent

  • Home value: $600,000
  • Required 20% deposit: $120,000
