Is there a fee for working with Emily Rose Homes?

No! We are independent of any builder and advocate for you… This means you have options and unbiased advice to make an informed decision.

I don’t want a boring home, can I have a custom design?

Of course! We love being creative with our designs. We can customise a plan you love or start from scratch and sketch your home from your wish list. Nothing is too out there, if you have a dream for your home, let’s talk about it and start designing.

Do you offer any promotions or bonuses?

Yes – our Exclusive Home Style & Colour Experience! You will enjoy a fabulous 1.5hr experience through all tones, textures and materials that will make your home a special place for you and your family to love. Giulia is an expert in the industry and her colour lab is an inspiring space! And the digital mood board you will create together will help you navigate through your pre-start.

What locations do you build in?

Anywhere through the Perth area. From Pinjarra all the way up to Two Rocks, across to Bullsbrook and down to Mundijong. We work with rural sites as well if you’re dreaming of a farm home or lifestyle block.

How much savings do I need for a deposit?

We work with experienced finance brokers and can help with finance options from only $3,000. We have government assisted loans as well as standard bank options. If you want to know what you should aim for, just ask the question and we can provide some info based on your circumstances.

Do you build Two Storey homes?

Absolutely! We have double brick and framed build options for two stories and a huge range of different designs, or we can customise one for you. We also love a good town home, these are a great way to get a bit closer to the city with smaller land.

How is Emily Rose Homes different from going directly to a builder?

We advocate for you! We are independent of any builder.. We have our own showroom, finance brokers and interior design service so we can offer you unbiased advice and assistance from start to finish through your build adventure. Plus, each builder we work with offers different specifications, designs and pricing so we can help you choose the perfect builder to suit you and your family.

What builders do you work with?

We have a range of builders that each specialise in something different, we work through what is most important for you and collaborate with the perfect builder to give you a stress free and fun build. Ask us if we work with a builder that you may have in mind.

How do I find out if I qualify?

Easy 😊 Send us a message, fill out an enquiry form or call us. We have some simple finance questions to run through with you and we can advise from there. If you aren’t quite financially ready, then we offer suggestions and set you up on a plan so that you know exactly what you have to do to achieve home ownership.

Do I need to pay a mortgage while renting?

There are 2 options here. One is paying the difference between your rent and what your mortgage will be when you get your keys and the other is interest only progress payments. We can also assist with a cash back offer to help cover these payments.

Do I need to have a deposit in place before I reach out to you?

Not at all as we can easily help guide you with this. There may be a low deposit option that you qualify for or in some instances a government assisted solution as well. A guarantor loan is also a great option. We can also help with part of your deposit if necessary and can assist with stamp duty for second home buyers.

Can you help second home buyers and investors?

Of course! We love helping anyone through a build journey. We customise our home and land packages to suit your wish list or we can work with the land you own already. With our design and construction experience we can create the perfect home plan for you and your family, or for your investment needs, no matter how many times you have owned a house or built.

Can you help us find our land?

Yes, we love helping you find your perfect block of land. Once we know budget, we can suggest a range of locations and land sizes that might suit your wants and needs. We can then work with the land agent for you as well so your home and land journey is seamless and easy.

Are you there to help through my whole build journey or just the sales process?

We are there with you from start to finish! That’s why we are independent build consultants, not sales reps. We’re there with you every step of your build. We start with finance, help with your build admin, interior design and then when you are in construction, we can celebrate with slab parties, drone shots AND are always there for any extra assistance you might need.
